Following the takeover of Residentia's fund management by UBS Fund Management (Switzerland) AG, the portfolio has been successfully stabilized and the foundation for its sustainable development has been laid. The 55% increase in net income provided a significant contribution to the improvement in the fund's operating cash flow this year, thanks to the 4.0% increase in rental income and a reduction in current taxes. As a result, this will allow Residentia to significantly increase its distribution from cash flow by around 36% from CHF 2.20 to CHF 3.00. This results in a distribution yield of 3.1%.
Strengthening the fund's profitability and operating cash flow remains one of the top priorities. To this end, and in order to maintain the flexibility of the product and to support the distribution, the fund management company decided in December 2022 to temporarily reduce the administrative flat-rate commission for Residentia by 50% from 0.72% to 0.36% per annum for the financial years 2023 and 2024. The milestones achieved in the area of ESG reaffirm our commitment and drive decarbonization in the portfolio.
