All commercial space and apartments are leased. The project was built in 2 stages and consists of 1,300 m2 of commercial space and 28 rental apartments.

Polyclinic as the main tenant

Even before work began in spring 2020, around 600 m2 in the old building had already been leased long-term to the main tenant, the polyclinic «Ensemble Hospitalier de la Côte». Construction planning also took place in close consultation with the tenant: the first part of the building with the new areas for the polyclinic was completed by 2022, after which the old building was demolished. In 2023, the remaining commercial space in the second part of the building was also allotted to the polyclinic, which was able to move into it after completion of the second construction phase in October 2024.

High quality of life in a good location

The municipality of Crissier, which lies to the north-west of Lausanne, is completely integrated into the city and is therefore well connected to the city center. The project consists of a total of 28 new 1,5 to 4,5-room apartments.

Nine apartments were completed in the first construction phase and handed over to the new tenants. The remaining 19 2,5- to 4,5-room apartments were built in the second construction phase. The parking garage with a total of 29 parking spaces is accessible via a car lift.

Sustainable apartments to Minergie standard

The property is Minergie-certified and has a photovoltaic system and green roof areas. Infrastructure has been installed to facilitate the generation and consumption of energy within the community in accordance with the «ZEV»-model; heat will be generated using geothermal probes and heat pumps. Virtually all apartments have a spacious outdoor area in the form of a loggia or a terrace on the top level, offering tenants optimum privacy. A communal outdoor area is planned on the courtyard side, inviting residents to pause, reflect and enjoy the space. The rental apartments, for which high-quality materials were used during construction, are all south-west facing and therefore benefit from ideal sunlight.

The new construction project Eclosia, with an investment volume of CHF 20 million, contributes to the rejuvenation and targeted development of UBS «Foncipars» and offers further growth through new construction projects. As a traditional Swiss residential real estate fund, UBS «Foncipars» has an investment focus in French-speaking Switzerland.
