You must finance at least 20% of the property's value yourself. At least half of this must be assets that do not come from your occupational pension provision. For example, if a property costs CHF 800,000, you would have to finance CHF 160,000 yourself. This serves as collateral for the bank.
The money can come from many different sources, for example:
- Money in your account and savings
- Interest-free loans from parents or relatives
- Advances on inheritance and gifts
- Securities
- Building land unencumbered by a lien
- Money from the second and third pillars
You may only make an early withdrawal from your pension fund and pillar 3a assets to purchase or renovate a property if you will be living in it yourself. You can use your occupational pension to finance up to 10% of the property's value, i.e., half of the own funds required. You can also use your pillar 3a assets. To do so, you can withdraw or pledge own funds from your occupational pension or your private retirement provision.
As a rule of thumb for calculating affordability, the monthly costs for your own home should not exceed 33% of your gross income. This is the only way to ensure you can finance your property in the long term. Monthly costs include:
- Imputed mortgage interest
- Any amortization payments
- Maintenance costs and incidental expenses
The imputed mortgage interest rate is based on a long-term average interest rate of 5%.
